DSCRvsConventional

DSCR vs Conventional: Which Should You Choose?

A conventional investment-property loan is usually cheaper, but it qualifies you on your personal income and debts with full documentation. A DSCR loan qualifies the property instead: the lender compares its rent with its monthly housing payment and does not ask for tax returns. Investors who document income easily should price conventional first; investors whose tax returns understate their income, or who already hold several financed properties, are the usual DSCR borrowers.

When to Choose Each Option

Choose DSCR If:

  • Your tax returns show less income than you earn
  • You already finance several properties
  • You want the loan in a business entity
  • Speed and lighter paperwork matter more than the lowest rate

Choose Conventional If:

  • You can document income that supports the debt
  • You want the lowest rate available
  • You want no prepayment penalty
  • You hold only a few financed properties

The Bottom Line

If you qualify conventionally, price that first: it is usually the cheaper loan. Choose DSCR when documentation, entity ownership or the number of properties you hold makes conventional impractical, and compare several DSCR lenders because their terms are not standardized.
